This week, we cover an emerging trend in Canada’s rental market — showing that rental prices may not continue to fall.

Canada’s Rents Might Not Drop Much Farther

Looking at the Rentals.ca October 2025 Rent Report, it looks like prices have started to stabilize over the last three months.

The graph above shows that average rents peaked at $2,193 in September 2024 and before starting to decrease. However, you can see that prices have started to stabilize over the last three months. So, does this mean we’ve seen the last of the pricing drops? Maybe, maybe not. 

Our prediction, from an immigration angle, is that rents may continue to fall a little in Toronto and Vancouver. It's likely that fewer newcomers will be coming to these cities, and that some will be leaving, due to current immigration policies. So, with fewer people arriving, there may be downwards pressure on rental pricing in these major cities. However, we wouldn't be surprised to see greater stability across Canada's other cities that potentially aren’t as impacted by current immigration policies.

Our friends at Rentals.ca, however, highlighted that the winter months do often see decreases in rental prices (who wants to move in winter, right?!). So, there may yet be a little more movement downwards over the coming months – even outside Canada’s major cities. Keep your eyes out for the next edition to see what happens next.
