Rents in Canada Fall Again
Marking 14 Months of Year-Over-Year Drops
The average asking rent for homes in Canada declined by 3.1% year-over-year in November to $2,074. This is the 14th consecutive month of average rent decreases!
Key points from the report:
Rents have fallen $100 below last year's level and are 4.6% lower than two years ago
November saw the largest monthly drop in rent pricing in 2025.
Vancouver rents fell to $2,692, their lowest level since March 2022.
Toronto rents dropped to $2,508 — the lowest since May 2022.
What this means for newcomers
Winter in Canada tends to see rent prices fall, because fewer people want to move in winter. We’re likely to see prices continue to decrease (though maybe less dramatically) over the next few months.
Plus, many property managers are offering move-in incentives that renters (including you) can take advantage of. These range from a free month of rent, to free parking, and more. And they're available across most major cities in Canada.
In terms of nation-wide rental trends, BC has seen the largest drop in rents this year, while Saskatchewan and Atlantic Canada have bucked the trend and seen price increases year-over-year. That said, rental pricing in these two markets is still amongst the most affordable in the entire country.
